Doors & Windows

Owners interested in replacing their unit entry doors and/or windows are respectfully reminded that they must first obtain the approval of the TTBH Board of Directors.  Unit owners should not make financial commitments until that approval is secured with direct communication from the Board or TTBH’s property management.

Pursuant to the Bylaws of the TTBH, all unit entry doors, patio doors, and windows are “Limited Common Elements”, which means they are technically owned by the Association.  Unit owners must keep these assets clean as part of their condo, but the Association is the entity liable for repairs and replacements when necessary – except in the cases of negligence by the unit owner and/or any guests of the unit owner.

With appreciation, sometimes unit owners desire to replace their doors and/or windows to improve the appearance of their condos, even if the replacement is not technically necessary and will not be funded by the Association.  In 2006, members of the Association ratified an amendment to the Bylaws that permit unit owners to purchase, install door and window replacements – with the advance approval of the BOD.

Since then, the BOD has responded very quickly to many owners who have invested in their units with new doors and windows.  To ensure full consideration, a unit owner must provide the desired architectural style (including color), provide confirmation that a licensed contractor will do the installation, and identify warranty information.  The petitioning unit owner should not proceed forward until receiving a response from the Board.
